SUBSTITUTE TRUSTEE’S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF ALCORN WHEREAS, on March 2, 2007, Edward Fowler and wife, Jacqueline Fowler, executed a deed of trust to L. Bradley Dillard, Trustee for the benefit of Vanderbilt Mortgage and Finance, Inc., which deed of trust is recorded March 5, 2007, in Instrument# 200701288, in the Office of the Chancery Clerk of Alcorn County, Mississippi; and WHEREAS, Vanderbilt Mortgage and Finance, Inc., the holder of said deed of trust and the note secured thereby, substituted Lori C. Baird as Trustee therein, as authorized by the terms thereof, by instrument dated March 1, 2018, and recorded March 7, 2018 in the Office of the aforesaid Chancery Clerk in Instrument# 201800899; and WHEREAS, default having been made in the terms and conditions of said deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Vanderbilt Mortgage and Finance, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, substitute trustee’s fees and expenses of sale; NOW, THEREFORE, I, Lori C. Baird, Substitute Trustee in said deed of trust will, on the 2nd day of May, 2019, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the south main door of the county courthouse in Corinth, Alcorn County, Mississippi, the following described property situated in the County of Alcorn, State of Mississippi, to-wit: Commence at the Southeast corner of the Southeast Quarter of Section 18, Township 2 South, Range 8 East, Alcorn County, Mississippi; thence run North 03 degrees 23 minutes 00 seconds West 1090.40 feet to the East side of Waukomis Lake Public Road No. 301; thence run North 12 degrees 24 minutes 00 seconds West along East side of said road 233.90 feet; thence run North 27 degrees 00 minutes 00 seconds West 423.90 feet to a point on the centerline of the right-of-way of said road; thence run South 79 degrees 15 minutes 10 seconds West 25.00 feet to a point on the West right-of-way line of said road and a wood fence corner post, said point being the point of beginning; thence run South 79 degrees 15 minutes 10 seconds West along a fence line 445.613 feet to a one (1) inch diameter pipe found; thence run North 04 degrees 24 minutes 06 seconds East 70.894 feet to an iron pin set; thence run North 05 degrees 52 minutes 37 seconds West 22.220 feet to an iron pin set; thence run North 22 degrees 54 minutes 52 seconds West 136.050 feet to an iron pin set; thence run North 73 degrees 49 minutes 00 seconds East along a fence line 61.478 feet to an iron pin found; thence run North 70 degrees 11 minutes 31 seconds East 295.447 feet to an iron pin set on the West right-of-way line of Waukomis Lake Public Road No. 301; thence run along said right-of-way South 30 degrees 50 minutes 12 seconds East 293.791 feet to the point of beginning, containing 2.245 acres, more or less. ALSO: One (1) 2007 Clayton manufactured home, Serial No. CS2008525TNAB. Said property shall be sold as is, where is. I will convey only such title as is vested in me as Substitute Trustee.
